POSITION PURPOSE
Responsible for the building’s maintenance. Performs preventative maintenance, installs new equipment, and aids with regular facility maintenance. Completes work order records and organizes all maintenance documentation. Assists area workers as needed, attends to the maintenance needs of various departments, and keeps management aware.
ESSENTIAL FUNCTION AND BASIC DUTIES
Assumes responsibility for properly carrying out specified maintenance activities.
- Continuously monitors and inspects structures to detect maintenance requirements.
- Responds quickly and efficiently to tenant maintenance requests.
- Responds quickly and efficiently to the responsibilities assigned to you by the building supervisor or regional building manager.
- Checks all important outside and interior doors (broken glass, appropriate opening and closing, etc.).
- Checks the outside of buildings to discover trouble areas.
- Checks and replaces lights in ladies’ and gentlemen’s restrooms, foyers, passageways, stairwells, and parking lots. Also, check the outdoor security lights.
- Inspects all toilet fittings (taps, bases, urinals, etc.).
- Checks all equipment, including the air conditioning plant, backup pumps, sump pump, water tanks, and water feature equipment.
- Checks all fire apparatus with the building supervisor.
- Ensures that you understand how the emergency equipment works and what the emergency procedures are.
- Performs a visual inspection of the electrical distribution boards to verify there are no loose wires, etc.
- Performs repairs as needed, and if they cannot be rectified, notify the building supervisor promptly.
- Identifies daily maintenance concerns, talks with the building supervisor, and schedules work based on your attendance.
- Inspects equipment, assesses operational status, and records repair requirements.
- Follows all safety rules and procedures when operating equipment in line with approved safety policies and department procedures. Ensures conformity with legal requirements. Conducts frequent OSH inspections and updates monthly reports as necessary. Ensures that OSHA regulations are adequately met.
Assumes responsibility for tenant installations.
- Performs ad hoc quality control inspections on tenant installations, either during or after completion.
- Ensures that the premises are in good shape before the tenant comes in.
- Together with the building manager, supports renters as they move into the premises.
- When required, aids with the removal/relocation of partitions.
Assumes responsibility for developing and maintaining productive relationships with renters.
- Maintains constant communication with the renters.
- Reports all things to the building supervisor, particularly if tenants have filed complaints.
- Ensures that important concerns are reported and addressed quickly.
Assumes responsibility for preserving relevant documents.
- Tracks and documents repair and maintenance outcomes.
- Completes work orders, records items provided and utilized, and files paperwork with the proper staff.
- Updates equipment maintenance records as needed.
- Completes equipment and supply orders as directed.
Assumes responsibility for developing and maintaining good working relationships with local employees and management.
- Assists local staff when required.
- Ensures that management is properly informed on area activity.
- Participates at meetings as necessary.
- Meets the maintenance requirements of several departments within the building.
Assumes responsibility for relevant tasks as needed or assigned.
- Ensures that the work space and grounds are clean, secure, and well-kept.
- Completes specific projects as given.
- Familiarizes oneself with emergency numbers and contractor contact information so that he may help the building manager or act in his absence.
Performance measurements
- Maintenance assignments are carried out in compliance with specified norms and procedures.
- Safety rules are strictly followed.
- Maintenance records, repair orders, and department logs are accurate and up to date.
- Equipment is well-maintained and in good working order. Preventive maintenance is done as scheduled.
- Management is kept up to date on local activities and any major issues that arise.
- There is good communication and cooperation among local workers and departments.
QUALIFICATIONS
- Education/certification: Standard Eight (Grade 10).
- Additional instruction on maintenance and repair methods.
REQUIRED KNOWLEDGE
- Basic understanding of maintenance procedures and safety protocols.
- Able to read and follow blueprints.
EXPERIENCE REQUIRED.
- A minimum of two years of comparable maintenance experience.
SKILLS/ABILITIES
- Able to work alone.
- Pay attention to detail.
- Solid hand-eye coordination.
