Job Description

Responsible for the building’s maintenance. Performs preventive maintenance, installs new equipment, and assists with regular building maintenance. Completes work order records and organizes all maintenance paperwork. Assists area staff as needed, attends to the maintenance needs of various departments, and keeps management informed.

ESSENTIAL FUNCTION AND BASIC DUTIES:

  • Assumes responsibility for effectively carrying out assigned maintenance duties.
  • Continuously checks and inspects buildings to identify maintenance requirements.
  • Responds quickly and efficiently to tenant maintenance requests.
  • Responds quickly and efficiently to the duties assigned to you by the building supervisor or regional building manager.
  • Checks all main outer and inner doors (broken glass, proper opening and closing, etc.).
  • Checks the exterior of buildings to identify problem areas.
  • Checks and replaces lights in ladies’ and gentlemen’s restrooms, foyers, passageways, stairwells, and parking lots. Also, check the external security lights.
  • Inspects all toilet fittings (taps, bases, urinals, etc.).
  • Checks all equipment, including the air conditioning plant, standby pumps, sump pump, water tanks, and water feature equipment.
  • Checks all fire equipment with the building supervisor.
  • Ensures that you understand how the emergency equipment works and what the emergency procedures are.
  • Performs a visual inspection of the electrical distribution boards to ensure there are no loose wires, etc.
  • Performs repairs as needed, and if they cannot be repaired, notify the building supervisor immediately.
  • Identifies daily maintenance issues, communicates with the building supervisor, and schedules work based on your attendance.
  • Inspects equipment, assesses operational status, and records repair requirements.
  • Follows all safety rules and procedures while operating equipment in accordance with established safety policies and department procedures. Ensures compliance with legal requirements. Conducts regular OSH inspections and updates monthly reports as necessary. Ensures that OSHA requirements are effectively met.

ASSUMES RESPONSIBILITY FOR TENANT INSTALLATIONS:

  • Performs ad hoc quality control checks on tenant installations, either during or after completion.
  • Ensures that the premises are in satisfactory condition before the tenant moves in.
  • Together with the building manager, assist tenants when they move into the premises.
  • When necessary, assist with the removal/relocation of partitioning.

ASSUMES RESPONSIBLITY FOR DEVELOPING AND MAINTAINING EFFECTIVE RELATIONSHIPS WITH TENANTS:

  • Maintains regular contact with the tenants.
  • Reports all items to the building supervisor, particularly if tenants have filed complaints.
  • Ensures that urgent matters are reported and addressed immediately.

ASSUMES RESPONSIBILITY FOR KEEPING RELATED RECORDS:

  • Tracks and documents repair and maintenance outcomes.
  • Completes work orders, records materials issued and used, and files paperwork with the appropriate personnel.
  • Updates equipment maintenance records as needed.
  • Completes equipment and supply orders as directed.

ASSUMES RESPONSIBILITY FOR ESTABLISHING AND MAINTAINING EFFECTIVE WORKING RELATIONSHIPS WITH AREA STAFF AND MANAGEMENT:

  • Assists area staff when needed.
  • Ensures that management is properly informed about area activities.
  • Participates in meetings as required.
  • Meets the maintenance requirements of various departments across the facility.

ASSUMES RESPONSIBLITY FOR RELATED DUTIES AS NEEDED OR ASSIGNED:

  • Ensures that the work area and grounds are clean, secure, and well-kept.
  • Completes special projects as assigned.
  • Familiarizes himself with emergency numbers and contractor contact information so that he can assist the building manager or act in his absence.

PERFORMANCE MEASUREMENT:

  • Maintenance assignments are carried out in accordance with established policies and procedures.
  • Safety regulations are strictly followed.
  • Maintenance records, work orders, and department logs are accurate and up to date.
  • Equipment is well-maintained and in good working order. Preventive maintenance is done as scheduled.
  • Management is kept up to date on local activities and any major issues that arise.
  • There is good communication and coordination among area staff and departments.

QUALIFICATIONS

  • Standard Eight (Grade 10)
  •  Additional training in maintenance and repair procedures.

REQUIRED KNOWLEDGE

  • Basic knowledge of maintenance procedures and safety protocols.
  • Able to read and follow blueprints.

EXPERIENCE REQUIRED.

  • A minimum of two years of related maintenance experience.

SKILLS/ABILITIES

  • Able to work independently.
  • Pay attention to detail.
  • Solid hand-eye coordination.
